Your guide to spray foam insulation prices

Does your home meet modern insulation standards? Spray foam insulation could be the answer. Compare spray foam insulation prices with SpotDif to find the best deal near you.

Spray foam insulation is a non-toxic material that can expand 100 times, filling all air gaps and preventing heat loss. But is it the right choice for your home? Let’s take a closer look at how much spray foam is and the financial benefits of a well-insulated home.

Spray foam is a versatile way to insulate your home, bringing down your energy bills. It can be used in walls, floors, lofts, and roofs to minimise heat loss and improve your home's energy efficiency. However, it must be installed by a professional and can be expensive. According to the National Insulation Association, you should expect to pay between £20 and £50 per square metre.

Because of the higher installation costs, it can take longer to recoup your spray foam insulation costs. However, government grants for insulation can reduce the upfront price.

Most of us have yet to insulate our homes to the regulation minimum of 270mm. That's because this thickness is often higher than the roof joists, making it impossible to board out your loft. A 100 mm layer of spray foam is equivalent to 170mm of mineral wool, so you don't need a layer as thick. Spray foam is also a useful means of insulating hard-to-reach areas.

At SpotDif, we aim to give you the information you need to make an informed decision on insulation. We’ll help you navigate the offers in your area so you get the best deal on your spray foam insulation price. With us, you’re just a few clicks away from reducing your energy bills and being warmer this winter.

How much is spray foam insulation in the UK?

It’s worth noting that spray foam is one of the most expensive types of insulation in the UK. The overall cost can be between £35 and £70 per square metre. However, you could save up to 50% on your annual energy bills as a result so it’s important to take the long-term financial benefit into account, too.

This spray foam cost calculator should give you a more accurate picture of the total price for your property.

Are you tempted to invest in a DIY kit? We recommend always going with a professional installation. While fitting your spray foam yourself could save on the upfront cost, you could also compromise your health and risk damaging your property.

Labour costs for spray foam insulation

So, how much can you expect to pay for spray foam installation? Your contractor will usually include their labour costs in their overall quote, but it will add an average of £250 a day to the overall price.

In some cases, other work may be necessary to prepare the space for your spray foam.

Additional costs can include the following:

  • Rerouting electrical cables at £250 per day

  • Boarding out the loft at £55 per square metre

  • Implementing loft access

  • Lagging water pipes

  • Insulating the loft hatch

Other factors influencing spray foam insulation cost

Alongside labour costs, there are several other aspects that can lead to spray foam price variations.

Size

Costs rise the more extensive the area to be insulated. So, insulating a flat usually costs less than a three-bedroom house. For instance, the National Insulation Association tells us that professional spray foam insulation for a three-bedroom, semi-detached house is typically around £2,500.

It's always good to keep these figures in mind when planning your insulation project.

Thickness

To install a thicker layer of foam requires more materials. A thinner layer may be sufficient for stabilisation. Still, you'll need a thicker layer of spray foam to enjoy its full insulation benefits.

Type of spray foam

There are two types of spray foam:

  • Open-cell spray foam has a looser structure and is ideal for soundproofing. The foam traps air bubbles and is breathable so that moisture can evaporate. As a result, you won't have problems with condensation and rotting wood. However, you will require a thicker layer, which can lead to a higher spray foam price point.

  • Closed-cell spray foam, on the other hand, is dense and sets rigid, trapping pockets of gas. Its structure makes it a better insulator, but be aware that it forms a moisture barrier. As a result, you may need to ensure your loft is well-ventilated to prevent condensation build-up.

As it’s a better insulator, closed-cell spray foam is usually more expensive than open-cell.

Installation

No two installations are the same. Your loft could need remedial work, including repairs, rerouting electrics, and gaining access. If the installation area is hard to reach or you intend to board out your loft, expect to pay more for your labour costs.

The financial benefits of improving your home's insulation

Homeowners in the UK face ever-increasing energy costs, which is why interest in home insulation has surged on Google. With energy-saving home improvements high on the agenda, what are the financial benefits of improving insulation?

Lower energy bills

According to the Energy Savings Trust, a family could save nearly £300 by insulating their loft and cavity walls. Spray foam insulation may cost more, but with potential annual savings of up to 50% on your energy bills, it could be worth it. Meanwhile, loft and wall insulation have the quickest payback times, so you can recoup your costs within four years.

In fact, simply by adding the recommended 270mm of loft insulation, you could save up to £1,200 on your energy bills in a year.

Insulation works to minimise the energy lost through heat transfer. By lowering the amount of energy required to heat your home, spray foam insulation ensures long-term savings.

Higher property value

What’s more, did you know that homebuyers are willing to pay a premium for energy-efficient homes? Improving your energy rating from G to B could add as much as 14% to your property value.

On the flip-side, it's worth bearing in mind that poorly installed spray foam insulation can detract from the value of your home. Always use a professional installer and ask for all relevant paperwork in the event of a valuation dispute.

Is there a government grant for spray foam insulation?

Worried about how much spray foam insulation costs? Fortunately, there are several grants and financial schemes that may support you in improving your home’s insulation. It’s worth exploring the following grants to see if you’re eligible.

Great British Insulation Scheme

Homeowners and tenants can apply for the Great British Insulation Scheme. To qualify. You’ll need to be:

  • A homeowner, tenant or landlord

  • Your home has an energy rating of D or lower

  • Your property is in Council Tax band A-D in England or A-E in Scotland and Wales

You’ll also need to know your total household income and the type of benefits you receive, if any. As a result, you could get your loft, walls and floors insulated in England, Scotland and Wales as part of the ECO4 scheme.

Energy Company Obligation or ECO4

Do you claim income-based benefits and live in private housing? You could qualify for insulation and a new or replacement boiler or heat pump through the ECO4 scheme.

The latest implementation of the Energy Company Obligation runs until 2026 and is available in England, Scotland and Wales. You’ll need to contact your energy company directly to find out if you’re eligible for a spray foam insulation grant.

Home Energy Scotland

Eligible households could get up to £10,000 for energy-efficient home improvements. These include:

Nest Wales

Eligible homeowners in Wales could get a spray foam insulation grant under the Nest scheme. Financial aid is available to make your home warmer and more energy efficient.

Affordable Warmth Scheme NI

In Northern Ireland, qualifying homeowners can request a home inspection through the Affordable Warmth Scheme. Following recommendations, you may be eligible for government grants for spray foam insulation to tackle hard-to-reach areas, plus a boiler upgrade and double glazing.
